I received a great response from Florida Condo owners and from condo association presidents and Florida Condo Association Directors and Officers, that I thought I should write a little bit about Master Condo Policies.&amp;nbsp;&lt;br&gt;&lt;br&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;Our agency, Wilson, Washburn &amp;amp; Forster Insurance is primarily a commercial insurance agency. Only about 20% of what we do is dealing with individual unit owners and homeowners. The other 80% of our business is dealing with commercial clientele including Condo Associations. We work with many different types of condos from your smaller 6 unit associations to the large associations with hundreds of owners.&amp;nbsp;&lt;br&gt;&lt;br&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;The key with saving money on your Mast Condo Insurance policy is working with selecting the agents you are going to quote with early, and allowing them to do their job. Each member of the board does not need to go out and find 5 agents each. If you select two or three agents at most to work on your insurance, you will actually get a better result. These few agents will be able to go to all of the viable insurance markets with a legitimate hope of actually winning your business. If I think there are more than 2 other agents working on a condo, I won't even try to fill out the application. But, if I think I have a legitimate shot of getting the business, I will drop everything else I'm doing, and pressure my underwriters to come in lower than they had planned to.&amp;nbsp;&lt;br&gt;&lt;br&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;My underwriters are the same way. They do not want to waste time quoting something that isn't going to result in business. But, if I can tell them, "look you are one of 5 companies quoting, you can really get this if you can come in 40% lower, they will do everything within their power to come in 45% lower.&amp;nbsp;&lt;br&gt;&lt;br&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;Besides price there are other considerations. Number one should be the quality of the company. Do you want to spend 12 months after a claim waiting for payment, only to have to give 20% to a public adjuster? Number two, you need an agent that understands what he is doing. Are you covered for mechanical breakdown for your&amp;nbsp;air conditioners? Are there any lapses in your directors and officers liability insurance? Do you have contingent workers compensation insurance for the repair people that work there that may or may not have their own coverage? Are there any exclusions for things like assault and battery on your general liability insurance? Often when the loans are transferred from the loan originators into the trust, the transactions are erred and\or lacking legal documentation; thus, creating instances where there is no evidence that the trust owns the loan. Based on the legal defense, now known as “Who Owns the Loan?”, many judges have dismissed and\or delayed foreclosures because a trust could not present that it had legal standing – in other words – couldn’t prove they legally “owned the loan”.&lt;o:p&gt;&lt;/o:p&gt;&lt;/font&gt;&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;

Where can you get such a list? Well, you can get such a list from the county tax assessor of all the business properties. You might also get a list from a local industry guide. It is not easy to get a hold of all the facilities maintenance people and the property management companies to create a mailing list. But once you have that list it is as good as gold for your concrete cleaning business.&lt;br&gt;&lt;br&gt;There are some ways to advertise a concrete cleaning business and one way that I recommend is to put a flyer insert in the Chamber of Commerce monthly newsletter. There is one thing you need to understand when you are pressure washer cleaning concrete; the concrete cannot always be made to look brand new again after it has been stained. &lt;br&gt;&lt;br&gt;You can always get stains lighter or bleached but completely removing it is very difficult, sometimes you get lucky, but if you are looking for perfection, chances are you will be underwhelmed. So when talking to customers let them know up front and explain this to them otherwise they will be asking for a job that just can't be done unless the entire concrete slab is ripped up and re-poured.&lt;br&gt;&lt;br&gt;Let’s talk about equipment that is needed for this type of work. Remember safety is always important when working with a pressure washer. Some times there are chemicals involved in cleaning some stains. Thus, you should always use some type of eye protection. &lt;br&gt;&lt;br&gt;Also, when you are using chemicals you need to wear jeans to protect your legs. Chemicals made for concrete are very strong and should not be toyed with. Would a person rather work with dry feet or wet? It is recommended that you get rubber waders or some type of rubber boot. They will keep your feet from getting wet and keep them from getting burned by the 250 degree water. &lt;br&gt;&lt;br&gt;Orange cones are also important to have for this job. These help make people visually aware that you are there if you are in a high traffic area or where there are a lot of contract workers at say a newly constructed house that needs the concrete cleaned. This makes everyone around you safe and you are helping prevent accidents. &lt;br&gt;&lt;br&gt;Of course you are going to need a Hydro-Twister for this job. You can technically do the job with a wand but it will take a lot more time and water, not to mention you can cause streaking if you are not using even strokes across the slab of concrete. Most of the new hot water pressure washers have an option of a hydro twister type unit but if you don't have one and or you need a second unit we recommend that you go to buy one. &lt;br&gt;&lt;br&gt;When buying a hydro twister buy the larger of the two. There my be only a 5 inch difference in surface coverage but it is well worth it when you are trying to save time without cutting corners. Especially if you are cleaning concrete at a construction site or a large retail type box store, there is a lot of concrete and the faster you clean it the more money you will make. Think about it.&lt;/font&gt;&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;
